When it comes to buying your dream home, it is vital to select the right type of mortgage for your homebuying goals. And if you are looking at more expensive homes in a higher priced area, then a jumbo loan can be a great option.
Unlike conventional mortgages, a jumbo mortgage is a non-conforming loan that is able to exceed typical conforming loan limits. But what exactly is required in order for you to qualify for a jumbo loan? In this article, we will break down the requirements of jumbo loans and provide tips on how to successfully qualify for one.
Jumbo loan requirements at a glance
Most types of mortgages cannot exceed the lending limits set by the Federal Housing Finance Agency (FHFA). As of 2025, the conforming limit for the purchase of a one-unit property is $806,500 (note that in higher-cost areas, the limit may be as high as $1,209,750).
Jumbo loans are not backed by Fannie Mae and Freddie Mac, so they are not held to those limits. However, this means that the risk is higher for lenders and results in much stricter borrower requirements compared to other mortgage products.
Here are the essential jumbo loan requirements you need to know:

Requirements break down (how to qualify)
Since jumbo loans work so differently than other mortgages, let us break down each of these requirements and more:
Credit score
Regardless of the type of home loan you are choosing to pursue, your credit score will have a big impact. Your score showcases your reliability as a borrower, and it is one of the factors that your lender uses to determine the interest rate and loan amount that you can qualify for once approved.
Minimum credit score requirements for a jumbo loan may vary depending on the lender, but most require a score of 700 or higher.
Debt-to-income (DTI) ratio
Your DTI ratio compares the amount of debt you currently owe against your income in order to determine how much cash flow you have available to cover the costs of a mortgage. It is another important factor that lenders will use to determine your reliability in paying back your loan if approved. A higher ratio (44% or more) may deter lenders from approving you for a jumbo loan, unless it is offset by a great credit score and high down payment amount.
Down payment
To qualify for a jumbo loan, most lenders typically require a 20% or higher down payment. Higher down payments are especially common if you are using the loan to purchase a second home or investment property.
The exact amount you will need for your down payment will depend on the total loan amount to match property price and your credit score. There are many lenders who may consider 10% to 20% to be an acceptable down payment, but some lenders may require that you put down 20% to 25% to qualify for a jumbo loan.
Interest rates
Jumbo loans are not backed by Fannie Mae or Freddie Mac, which means the lender assumes more financial responsibility and risk when issuing them. As a result, jumbo loan rates tend to be higher compared to interest rates for conforming loans. However, if you have an excellent financial profile and credit score, you are more likely to secure a comparable or slightly lower rate.
Cash reserves
Cash reserves are the amount of liquid assets you have in your name after closing on your home purchase. This includes any savings or investment accounts you currently have. Most lenders will likely require you to have at least six to twelve months of reserves on hand in order to qualify for a jumbo loan.
Appraisal
All mortgages require a home appraisal before you can be approved for your home loan. However, jumbo loans tend to have even more stringent appraisal qualifications. This is because lenders want to ensure that the property is worth the purchase price, especially in cases where the loan amount exceeds conforming limits. This is why some lenders may require two appraisals for high-value properties.
These appraisals are a critical step in establishing the home’s value. If the appraisal comes in lower than the asking price, you may need a larger down payment to make up the difference. Or you can work on renegotiating the purchase price with the seller.
Income documentation
One of the key components to qualifying for any type of mortgage is proving your income. This step is especially important when it comes to jumbo loans, as lenders want to verify that you have a reliable and sufficient income that affords you the larger monthly payments. Here is the detailed documentation you will be expected to provide:
-
W-2s
-
Tax returns (often required to submit the preceding two years)
-
Pay stubs
-
Profit-and-loss statements (if you are self-employed)
If you are a high-income earner or have a more complex financial situation, you may need to submit additional documentation that includes asset statements or certified public accountant (CPA) letters.
Mortgage insurance
Even in cases in which the down payment is less than 20%, jumbo loans do not normally require private mortgage insurance (PMI). However, many lenders still require a 20% down payment or more to mitigate risk. Some lenders may accept down payments as low as 10%, but as a result, you may end up with a higher interest rate or additional lender-imposed requirements instead of traditional PMI.
Property requirements
Because jumbo loans are used to finance luxury or high-value homes, they have their own set of property requirements. Lenders may require the property to be in excellent condition and adhere to stricter criteria based on its location, marketability, and type (for example, a single-family versus a condo).
Additionally, second homes, vacation homes, and investment properties financed with jumbo loans may be subject to higher down payment requirements and stricter underwriting guidelines than primary residences.
Tips for successful qualification
If a jumbo loan sounds like the type of mortgage you will need to buy the home of your dreams, it is important to get your financial documents organized and stick to your homebuying budget. Here are five tips you can use to help you successfully qualify:
-
Boost your credit score: A score of 700 or higher is required by most lenders. Pay off debt, keep balances low, and resolve any disputes on your credit report.
-
Lower your DTI ratio: Paying down existing debt or increasing your income is a great way to prove to lenders you can comfortably manage a new mortgage. You will want to avoid running up credit balances for other large purchases during this time.
-
Save aggressively: Set aside enough for a substantial down payment and additional cash reserves.
-
Organize documentation early: Gather all necessary tax, income, and asset documents before applying.
-
Work with a specialist: Consider partnering with a mortgage broker experienced in jumbo loans for tailored advice or choosing a lender who is well-versed in jumbo loan financing.
It is important to remember that your finances and responsibility as a borrower will be scrutinized right up to closing day.
Is a jumbo loan right for you?
Jumbo loans can be a good option for homebuyers who are on the hunt for their dream home, but they come with stricter requirements and more scrutiny than conventional loans. If your financial health is strong (high credit, low debt, ample savings) and you can comfortably afford one, a jumbo loan may be worth considering.
However, if you are still building your financial foundations, you may want to consider alternative home loan options or wait until you are in a stronger position to qualify. With any major financial decision, it is vital to speak with a trusted lender to determine what is best for your situation.
